Who We Are

EagleCap Legacy Wealth Partners was founded by Justin and Jarom Pratt, a father-and-son duo with backgrounds in nuclear engineering, construction, and business operations. Today, EagleCap operates as a private multifamily investment firm focused on value-add apartment communities, typically ranging from $1M–$30M in acquisition size .


As of the publishing of this article, EagleCap has:

  • Invested in 238 multifamily units, with 172 more under contract

  • Built an 8-year operating track record

  • Deployed $16MM+ in real estate capital

  • Maintained a 100% closing record on all deals taken under contract



How EagleCap Got Its Start

EagleCap didn’t begin as a fund; it began on job sites.


In 2018, Justin Pratt was working as a nuclear engineer at the Hanford Nuclear Waste Treatment Plant while flipping homes on the side. As projects expanded, his son Jarom joined him, working after school and on weekends throughout high school, learning construction, project management, and renovations firsthand.


By age 16, Jarom completed his first home flip, setting the foundation for what would later become EagleCap’s hands-on, execution-first culture.


Justin eventually left engineering to pursue real estate full-time, and EagleCap began transitioning from single-family projects into multifamily real estate syndications.



Our Roots in PNW Real Estate

EagleCap’s early portfolio was built entirely in PNW real estate, with acquisitions across Washington and Oregon. These included:

  • Duplexes and fourplexes

  • Small multifamily value-add projects

  • Heavy renovation assets requiring hands-on execution


One of EagleCap’s most notable early projects was the acquisition and full-gut conversion of a retired U.S. Forestry Service building into a 33-unit apartment community in Pendleton, Oregon. This was a complex adaptive reuse project that required deep construction oversight and operational discipline.


Additional projects included 11-unit, 9-unit, 6-unit, and 17-unit multifamily properties, all of which refined EagleCap’s underwriting standards and renovation playbooks.



Scaling Into Multifamily Investing

As EagleCap matured, so did its investment strategy.

What began with 1–4 unit properties expanded into larger multifamily assets with institutional-grade real estate syndication governance structures, including:

  • Structured PPMs

  • Tiered GP/LP frameworks

  • Professional asset and property management


As of the publishing of this article, EagleCap also has 172 multifamily units under contract, reflecting a continued focus on thoughtful growth rather than uncontrolled rapid scaling.
